“Great little hotel”

Lovely little hotel, excellent value and accommodating staff. The hotel is approx 10 minute walk from the train station and is easy to locate. I need not have been concerned that breakfast was offsite as it was lovely and just across the road

I visit Edinburgh at least twice a year, but this was my first time at the Frederick House. My usual hotel has become far too expensive, so by comparison, this hotel was a bargain. The room was comfy, had a mini fridge and coffee/tea making facilities, and the hot chocolate and ginger snaps a nice touch. As others have commented, it is ten minutes from Waverley, and even better, across George Street from the Standing Order, a beautiful Wetherspoons serving good, cheap meals (including breakfast) and drinks.

2nd time I am staying in this hotel. It’s been renovated so it’s more modern. Very well located, 10min walking distance from Waverley station and 2 min from Princes Street. Clean and spacious room, very quiet hotel. Bring your earplugs if you’re a light sleeper because of the street noise. You can leave your luggage if you need to. Mini Fridge and kettle in the room. Small bathtub (I am 5’3) but renovated shower and good water pressure. I would recommend this place. I had a small « jewellery » incident though, would have appreciated more gesture from the staff.

The Frederick House Hotel is a very nice place to stay if you are on a budget, but still care about being in a congenial setting. Communication with the hotel in advance was excellent as I informed them of my need for fresh air due to a respiratory disability. They immediately sent a detailed response and compiled with what I asked for. I can say that the air quality is very good. Though I would have preferred a bigger window and/or one that opened wider, just having a window that opens at all is sometimes not to be found. We chose this lodging for its location (around the corner from our favorite Embrah restaurant, Contini), and for its very low price for the area. Some things were missing, that we might have liked, but not for another 200 pounds a night. What we got was a small room with a very comfortable bed, linens and pillows. Excellent, high pressure, easy to work shower. Lots of surface space in the bathroom. A desk and chair; a small fridge; lots of outlets. There’s a filtered water dispenser on every floor, easy to fill your water bottle. Very clean; housekeeping made up the room very nicely on the days we requested it. Amenities are limited – as is the case more and more these days: liquid soap at the sink and combo shower gel/shampoo in the shower; all non-fragranced, which I appreciated. New bathroom fittings; all very clean. Old style moldings along the ceilings in a nicely designed room. What the room did not offer that I would have liked – but again, for the price, I’m not complaining: The room was dark even with all the lights on; dark colored paint doesn’t help. Not provided: tissues, washcloths, glass beverage cups. Also, I was disappointed in the lack of knowledge of the reception agent for a normal request. We asked where we could get a scone nearby and she didn’t know. When we asked if she could find out, she looked online and said we should be able to find scones anywhere around there. Needless to say, we could not find one, plus it was raining, so wandering just to find a scone to tide us over was annoying. However, for this price and quality of accommodations, I think this hotel is a bargain. Though the room was small, we felt comfortable and the location is convenient to the town center and Princes Park, so you can come in and out easily throughout the day. If you like good food, I recommend nearby; Contini for breakfast, lunch and dinner.
