Beautiful building. Lovely room. Paul was very friendly and welcoming. His wife Gill was friendly and worked hard behind the scenes cooking our delicious breakfasts. Definitely recommended. Our room was lovely. A short walk into the city. Parking a plus and early check in. Will return.

We wholeheartedly recommend this hotel! We personally had a couple of issues (our side) that meant we had to adjust the booking. We had no issue in doing so, The Limes happily facilitated our needs and moved our booking free of charge which was outstanding service! The room was impeccably clean, with extremely comfortable beds and pillows. Rooms remained warm and inviting, I also appreciated the tea and coffee-making facilities and the availability of fresh drinking water in the room! The location is fantastic, only a 20 minute walk from York's town center. Alternatively you can literally take a bus from the nearby Army Barracks, which takes just 5 minutes. The location is literally so peaceful and quiet! Never hear any noise at all! There's an Aldi and an Iceland a short 1-2 minute walk away, and a Pharmacy and Sainsbury’s another 5 minutes further toward the City, with several coffee shops along the way if you prefer to walk into York! A major plus is the free off street parking available! Honestly, was brilliant and well worth it and also the Free Wi-Fi! The lounge area was a lovely spot to relax outside of the room. It was comfortably furnished and had a welcoming, homely atmosphere! We didn't have breakfast at the hotel because we usually met friends in York, but the breakfast options were extensive. There was a selection of fruit, pastries, cereal, juices, tea, coffee, and hot breakfast items like a full English breakfast and scrambled eggs on toast. The staff and owners were friendly and hospitable, offering great value for money. Paul in particular was outstanding and made our stay truly enjoyable! Thank you for having us! Dan & Becky.

Brilliant location with parking.When we got there we had to call a number, chap on the phone told us the code to get in...instructed us to walk past the little table and we would be in Rm 1. He then said breakfast was not included ( even though when booked it said b&b) but said we could have breakfast for £10 per person. On entering the room it looked ok, basic , but ok. To be fair so long as it's clean i don't really mind as its just somewhere to shower & sleep. Sadly, the room was very , very dusty , the towels had stains on them. The en suite was pretty grim to be honest...there were hairs in/on the sink. Dirty glass and shower tray etc. Mirror was very grubby as well. I debated on looking for somewhere else to stay but did not want to loose money. So , myself and hubby cleaned all the sides , headboard, window seal etc with wet wipes and cleaned the en suite a bit. Something you should not have to do in a '4⭐️' place ! Bed was awfully uncomfortable as well. Ohhh, and 3 times on the first night the TV turned itself on waking us up...funny the first time but annoying after that. We ended up un plugging it ! Finally met the owner, nice chap named Paul...we told him we would be wanting breakfast both days. He recommened places to go etc whilst we were there. Both mornings breakfast was good. No complaints. And as i say...Paul seemed a nice chap, and his wife was pleasant for the short time we spoke to her. In a nutshell....its a beautiful house in a perfect location but sadly needs a lot of love and attention...i personally , would sack the cleaner ( if there is one) or send her to Spec Savers or Vision Express for a sight test as she/he clearly could not see the dust and dirt etc.. I think the advert needs to be ammended stating its just accommodation not breakfast included.
