My son and I stayed here in August/13. The room was basic and retro in design, but clean and comfortable. We loved the quiet yet convenient neighbourhood- steps to Policlinico subway station - 4 stops from Collosseo andn the tourist district. We appreciated coming home to a real neighbourhood after touring the city - the hotel was quiet and low profile ( no sign indicating it was a hotel- so you have to know where you're going!). There was a good "wine bar/ restaurant across the street with coffee, sandwiches and hot food at lunch - closed in the evening. We also shopped at the corner grocery store for snacks, drinks etc. We got a great rate t this hotel, and would stay here again. Not glamorous- but you're in Rome to tour not sit in your room.

I booked this hotel before having a chance to read trip advisor. Originally I had booked myself into accommodation in spagna because I wanted to be close to "everything" but last minute I decided to look further out. I found Hotel Residenza which was only a couple of stops from the termini and was nearly 1/2 to 2/3 cheaper than anywhere else around spagna. Once booked and paid I checked trip advisor and was really thrown by the reviews. I was very concerned about the quality of the hotel and felt insecure about it. There was no time to change my mind as I'd arranged this last minute. When we arrived to Rome we soon discovered that the metro was closed and transport strikes were on. We knew no italian but a kind local shuttled us into a cab and we soon arrived (€23 from airport to hotel) The check in to this hotel in on the next block 100 meters away. We left our luggage at the residenza hotel and proceeded to check in at Marjorie. Very kindly the concierge walked us back and swiped us through with our key and led us to our room. The room on 1st floor was small and the bathroom is classic 1970s styling. The window in our room overlooks the courtyard, with views of the nunnery across the block. The bed is firm but when you have travelled 30hrs in transit and are sightseeing from 7am til 10pm, it wouldn't matter to us if it were a bed of nails! My husband is 6'11 and enjoyed sitting in the tiny bath to shower (mainly because we couldn't bare to stand any longer) I think it just adds to the quirkiness. I think the negative reviews on this place are valid if you're a bit of a princess about where you stay. I've stayed in places that are €60 to €1500 a night. I always base the kind of accom on weather I'm planning on staying indoors for an extended time or weather it's simply a place to rest for 7 hours between sightseeing. Location is perfect! We found a great cafe at bologna, where 2 x double espresso and 2x chocolate croissants cost €5.80. Theres a supermarket and pharmacy across the road. Visited a market on Sunday in bologna (yellow tents on the big roundabout) where we purchased truffle spread, pork panini, and mingled with locals. Then onto see Francesco at another cafe to pick up beer and dessert for an afternoon snack. Later for dinner we ate at la mimosa amazing food. Super authentic! All of these places are cheaper and better than anything you will find inner city. We later visited Spagna and were relieved to NOT stay in that area! Teaming with tourist, gauntlets of conartists and waiters trying to entice you to eat at their less than par restaurants. We were relived each day to come home to our quiet neck of the woods where we didn't feel so defensive about watching out for possible pick pocketers. Thanks to staying at hotel residenza we saved money on our accommodation and allowed us to have more spending money. Also theres a tax for accommodation depending on a star rating. the tax varies from €2 to €5 per night per person. Because we were staying 5 nights it was €20 if we were in 4star accom it would have cost €40. We will stay here again if we brave 30 hours in transit to come back to Rome. Perfect for couples, backpackers, budget conscious and anyone who wants to avoid the mobs of tourists and go off the beaten path tho find something special and authentic. Breakfast is very basic and starts at 7:45 until 10am we were ready to leave by 7am every morning so we usually visited the same place each morning for an espresso and crassoint which was close to bologna. There's another great cafe called "this bar"across the road from the hotel on the way to policlinico metro station.
