My travel agency chose this hotel and instead of a hotel room, I was put in an apartment down the street in Campo Santa Maria Formosa. Probably because there were tour groups at the hotel and I was solo. The apartment was clean and modern, with the campo close to Libreria Alta Acqua, shops, and cafes. The breakfast was okay and you do have to go early because of the tour groups. I found the staff to be very pleasant and friendly except when I was checking out. The gentleman checked my account and said I needed to pay the city tax insisting I pay in cash (later in my trip I was allowed to pay in Florence and Rome with a card). I said okay, but could I leave my luggage in the lobby while I grabbed breakfast. He questioned in an aggressive tone why I had been eating breakfast. I told him my travel agent had confirmed it was included and I could should show him their message. He said fine and asked for €27 which I paid. That number nagged me all day, so I later checked what my travel agent said city taxes would be and they confirmed it should be around €5 a night per person. Since I only stayed for 3 nights, I'm not sure if he scammed me or charged me for breakfast. It was a sour feeling after a decent stay.

“It's OK, but.....”

A strange hotel setup. Lobby across a small, quaint bridge over a canal but some rooms a block away back up the canal over many steps. So our room was not closeby. The room was spacious, comfortable, clean with lots of countertop/closet space. Breakfast had good choices, was hot, & excellent. … more

A strange hotel setup. Lobby across a small, quaint bridge over a canal but some rooms a block away back up the canal over many steps. So our room was not closeby. The room was spacious, comfortable, clean with lots of countertop/closet space. Breakfast had good choices, was hot, & excellent. BE AWARE that heat or AC is shut off certain times of the year so room can become unpleasant. Located within OK distance from waterfront. Streets are confusing, not marked well, & don't show up great on gps maps. Probably as good a hotel as most others in Venice.

Hotel is in a good location. Close to everything, but tucked back on a quiet street over the canal. Room was nice and looked like the bath was recently renovated. Staff was pleasant and helpful. Hotel is in a good location. Close to everything, but tucked back on a quiet street over the canal. Room was nice and looked like the bath was recently renovated. Staff was pleasant and helpful. Breakfast was just okay. Dining area was very small and did not have enough seating at peak times. Not very clean. We had to leave our key at the front desk whenever we left the hotel and pick it up when we returned. Not an issue, just odd. I'm guessing it's because it's an older hotel and they want to keep a keyed lock, rather than electronic. Reasonably priced.
