“Italy central”
The resort is a little dated but a very spacious main bedroom and quaint living room. Mini-fridge but a nice stove-oven. Nice porch with a Mountain View. Staff was extremely helpful and coffee and croissants in the lounge were nice while using the Wi-Fi

“great week - spartan basic resort.”
OK - when you first walk into the unit it is a shock if you are used to western style resorts. The units are basic - really basic. OK - when you first walk into the unit it is a shock if you are used to western style resorts. The units are basic - really basic. No aircon, no wifi, little furniture, cooking utensils are sparse, cleaning cloths - shall we say traditional. The rules on using the pool typical Italian archaic - I mean - swimming caps for goodness sake - I prefer to enjoy myself so didnt bother - swimming pools are meant to be fun. The resort is way out - but buy the bus pass and enjoy the best of the peace at the resort and the proximity to the Umbrian Hill Towns. Spend a week wandering Spello, Assisi and other nearby towns and master the local public transport. Resort bus to town, local bus to railway station and then a few stops down the line make an easy way to get around. Stunning local area, fantastic lunches, and the balcony at the resort watching the colours on the opposite hill change as the sun sets is a great week. Some units at the resort were under renovation - I can only hope they improve on the spartan efforts to date - but make no mistake - this can be a brilliant week - despite the unit, the lack of wifi and the ridiculous fun police pool rules that date back to pre chlorine days. Dont go in mid summer - resorts in hot areas who dont put in air con are not worth visiting.

I will start with; we are from America and this was not only our first trip to Italy, but this was our first accommodation. The overall experience was fair, but not great. We liked the area, gorgeous views; not from our room, but the location in the mountains outside of Assisi. This is how it got a fair. The check-in was easy. The staff were all excellent and spoke Italian and English. They tried to accommodate when possible. Grazie mille to the staff. The room FRESIA was as expected in the photos. Though the shower was so small my shoulders hit the side walls. The sink was huge and in your face when you sit on the toilet. The bed was not comfortable. There was a kitchenette and refrigerator, no microwave. Be prepared to drive to Assisi for most needs, food and extra toiletries/sundries. Our view was of the back of the property, a hillside, pretty vegetation but not a vast view of the open mountains and surreal villas and vineyards to the south. NO WiFi in rooms, just in the game room and lobby. So if you're international and don't have a good mobile plan, you'll spend time walking back and forth to get connected. Plan wisely. The property is just OK. The website paints a different picture than our experience. The website accentuates the game room, gym, laundry room, tennis court, pool, and beautiful views. I'll start with, there is no gym! One of the things I look for when I book a trip. The tennis court and whatever else it was supposed to be was rundown and dilapidated. The laundry was, 4 EU to wash and 1.5 EU to dry. We didn't stay long enough to use…even though we booked Saturday to Saturday. We left on Thursday morning. The pool as advertised was closed for the season; however, it was not just closed, it was in bad repair. Doubtful it could hold water. Part of the property is under construction but not noisy because it appeared to have stopped progressing. Very disappointed with the amenities, but they do keep the grounds clean. In the end, this property is not ready for RCI standards and should be reevaluated or brought up to better standards. Lastly, you'll drive a Mountainous road to get there. The driveway pavement leading up to the main rentals is in bad repair. If it snows, road conditions will be harsh, so choose you're season.

There weren't many resort amenities (i.e. the pool was closed for the season) at the time we went, yet they still charged us the resort fee. There was also a lot of construction going on. It is pretty far from town and we didn't have a car, so we used the shuttle service which was great but wish they ran it more frequently as we were often stuck in town for longer than we wanted. Our unit was clean and well equipped.
