On 23 January 2020, the new Balearic Law against Tourism Excesses entered into force, which prohibits all-inclusive deals with unlimited alcoholic beverages. Only a maximum of three alcoholic beverages per guest will be served during lunch and/or dinner.
We would also like to inform you of the following restrictions included in the law:
Practices which may endanger the life, health and physical integrity of guests are strictly prohibited at hotels, apartments and holiday properties. These practices include climbing from one balcony or window to another and jumping from inappropriate places such as balconies into swimming pools (a practice widely known as ';balconing';). Guests breaking the law will be immediately banished from the property and may be fined, states the law and the corresponding municipal regulations. The hotel/apartment manager or property agent must order said guests to leave immediately, which may require assistance from the security forces.
Failure to comply with the prohibition of practices which may endanger the life, health and physical integrity of guests will be considered a serious offence. In the Balearic Islands, serious offences are subject to a fine between 6,001 and 60,000 euros.

The hotel is a bit old but still has its charm, the water presión out room wasn’t great but no big deal. Some nights you could really hear the music from the venues on Quinta but the hotel was still great. Will definitely recommend!

“Fantastic, as always ”
Second time staying here and again my stay was perfect. This is a great off the radar hotel to base yourself when staying in Playa Del Carmen. Second time staying here and again my stay was perfect. This is a great off the radar hotel to base yourself when staying in Playa Del Carmen. Not only is it very affordable, but it has everything you'll need for your stay, from strong WiFi, to hot shower water, Netflix, and more. I can't recommend Los Itzaes Hotel enough. The location is it's strongest selling point.

This hotel is very well located 2 mins walk from the beach and about 5 minutes from the main ADO bus station. I personally found the hotel quiet enough. You will hear some music at times for other venues in the area at times, but the rooms for the most part are soundproof enough. The hotel itself is quiet and low key. What stands out is the cleanliness of this hotel and its amenities. The rooms are cleaned everyday and come equipped with hot shower water, an iron, excellent AC, hair dryer, mini fridge and addtional bedding and cushions. You are also provided with bars of soap and hair shampoo and conditioner, towels etc. Improvements: It's very clean, but the cleaners should clean the mirrors a bit more, and also consider changing the lamp shades which are quite old and stained. The hotel also has no elevator and the rooms come without bottled water. For guest arriving via international flights late at night, no drinkable water can be a problem. Lastly, a member of staff attempted to charge me for printing paper but waived the fee in the end. I don't think you should charge guests as it comes across quite tacky since this is not a budget hotel. Front desk staff are kind and professional.

Los Itzaes Hotel was just exactly what I needed. Spotlessly clean in the room. Comfortable bed. Genuinely friendly staff. My flight on Southwest was cancelled. I used to love SWA, now I kind of hate them from the black center of my heart. So I'm stuck in the airport and I fire off an email to Los Itzaes apologizing for not being there on time (a day late). They get back to me and says not to worry, I can come the next day. No charges, no hassle, just a simple "we took care of it, do you want to stay an extra night?" The pool is nice, it's on the roof so it's a bit warm, but it's a nice little pool (about 4' or 1Meter deep). The people are awesome. Maria, you were super helpful and friendly and I never felt like I was putting them out or asking them to do extra (I was). Only downside to this hotel is that it's on 10th Avenue and the terrible place next door insists on play terrible music at their terrible empty (never saw a single person in the place over 7 days) rooftop bar until 1 or 2 am. Just stop it. No one is there! But the thing of that is, it's also the good of the place. They aren't on 5th (thank goodness!) and they aren't loud themselves. They just have inconsiderate neighbors I suppose. If I come back to Playa, I'm probably staying at Los Itzaes.

The hotel itself is quite nice and very clean. A bit rundown but I think that only adds to the rustic charm of it. The staff is very friendly and only a few of them speak English which is fine. The AC is great and the mini fridge is a must as we have to go out and buy water every day. Since we don’t have a choice about the water, I think it should have been supplied by the hotel. Also, it would have been nice if coffee were available in the room or even the lobby as was described in the amenities when we booked. We booked for 16 nights so it gets a little tiring to have to dress to go out every morning just for coffee. My main reason for the 3 star review is the noise at night. The music from the neighbouring bars goes on all night long so not much sleep for us. I know that is not the hotel’s fault but I wish the previous reviews had emphasized this. If we had not prepaid the full unrefundable charge, we would have moved to another hotel a little further away from the party zone.
